Pet waste removal for HOAs, apartments and businesses
Commercial pet waste removal keeps the shared spaces on your property clean: the lawns between buildings, the walking paths, the dog parks and the pet waste stations your residents use every day. We serve HOAs, apartment communities, parks and businesses across Southeast Houston and Pearland, and we build each plan around the property in front of us.
If your maintenance team spends its time emptying dog bins and answering resident complaints about pet waste, we can take that off their plate. We handle the inventory and the dirty work, so your staff never has to order bags or touch the stations again.
How does commercial service work?
- 1Property walk and custom proposal: we walk your property to see the high-traffic areas, how many residents have dogs and exactly what needs service, then send a flat-rate monthly proposal.
- 2Station supply and installation: if you don't have pet waste stations yet, we can supply and install them where your residents need them most.
- 3Station service: on a set route, we empty the bins, replace the liners and restock the bags.
- 4Common area clearing: we sweep the green spaces, dog parks and walking trails your residents share, picking up what others leave behind.
What do you look at on the property walk?
- Where residents walk their dogs: the paths, the entrances and the edges of shared lawns.
- Resident density: roughly how many homes or units have dogs.
- The pet waste stations you already have, where they stand and what shape they're in.
- The dog parks, trails and green spaces that need regular sweeps.
- How often each area needs service, so the route fits your property.
From that walk we build a flat-rate monthly proposal around your property, so you can review the cost and the schedule with your board or owner before service starts. If anything on the grounds is behind a locked gate, like a fenced dog park, point it out on the walk so we can plan access with you.
How much does commercial pet waste removal cost?
Every property is different, so commercial plans are quoted after we see the grounds. Whether you need two stations serviced weekly or twenty stations serviced twice a week, we build a flat-rate route around your property's footprint, so the monthly cost is clear before service starts. Why property managers work with us
- One flat monthly rate, set out in a proposal you can review with your board or owner.
- W-9 and vendor-ready, for your approved vendor list.
- A local, veteran-owned team you can reach by phone.
- Dog bins and bag orders off your maintenance team's to-do list.
What does your insurance cover?
We carry pet care business insurance. Its general liability coverage protects the property if accidental damage happens while we're working on it, and the policy is written for work around pets. Ask us about it when you review the proposal.
Built for the communities around Southeast Houston
A few residents who don't pick up can leave a shared lawn unusable for everyone, and the complaints usually land on the property manager. The local rules already ask dog owners to do better: Pearland's dog parks require owners to clean up after their dogs, Friendswood's ordinance makes anyone walking a dog on public property carry a bag, and the Sienna Community Association's recorded pet policy says owners will remove all pet waste. Regular service on your shared spaces makes those rules easier for your community to live by.
Veteran-owned, for supplier diversity goals
Trusty Tail is owned by a U.S. Marine Corps veteran, certified by the U.S. Small Business Administration as a service-disabled veteran-owned small business, verified by the Texas Veterans Commission and VetHUB certified. For property management groups and municipalities, that can help meet veteran supplier diversity goals. See our credentials.
Which services can a commercial plan include?
A plan can include pet waste station cleaning, common area cleaning, or both. Stations catch most of the waste on a property; common area cleaning picks up what doesn't make it into a bin. We'll recommend a mix after the property walk, and you can change it as your community changes.
Why shared spaces need regular pickup
Pet waste left on a lawn doesn't just look bad. It burns the grass, it smells in the Texas heat, and when it rains, the bacteria wash into the storm drains. In the Clear Creek watershed, which takes in Pearland, Friendswood and Brookside Village, the state's water quality data show bacteria levels too high for safe swimming and wading, and the regional watershed protection plan names pet waste as the major contributor. Regular pickup on shared grounds is one of the simplest ways a community can help. Sources: TCEQ and H-GAC.
How do we get started?
Tell us about your property: the type of community, roughly how many dogs use the grounds, how many pet waste stations you have and how often you'd like service. We'll set up a time to walk the property and send your proposal.
